I have a project in mind- how do I start the process?

Tell us about your project! Send us a message with a brief overview of the project you have in mind (this can be as detailed or broad as you like). Within 24 hours we will be in touch via email to schedule an onsite consultation. At this meeting, Vito will take the opportunity to learn about your vision, goals, and priorities for the project. This includes everything from design ideas, ideal timeline, how the space will best suit your lifestyle, and any cost concerns you may have. Within a week, you will receive an initial estimate defining the scope of work, estimated costs, and any suggestions or insights we have to offer.

How long does it take to get an estimate?

After our on site meeting we aim to get an estimate over to you within a week.

What’s included in the initial estimate?

The initial estimate includes a breakdown of labor, materials, and an overview of the project scope based on our first consultation. It also includes estimated allowances for fixtures and finishes if those haven’t been selected yet.

Is an estimate a guarantee of the cost?

Estimates are a reasonable approximation based on the initial information, our experience with similar homes, and the project scope, but are not a fixed contract. While we aim to be as accurate as possible, there may be unknown factors, such as design selections, city code and permit requirements, and aspects of the building’s condition that can affect the final quote. The estimate is a starting point to give you a reasonable idea of the cost range, and if you decide to move forward with the project the final scope and expected costs will be further identified and presented to you as more details emerge.

We’d like to stay on budget, how can we avoid “cost creep”?

We do our best to estimate as accurately as possible, unknown factors and last minute design changes can result in unexpected costs. The best way to avoid cost creep is to clearly define your vision for the project and make as many decisions as possible early in the process. If you are able to do that, we can work with you to establish a fixed fee contract so you know what the final numbers will be at the start of the project. In cases where this may not be possible (older homes with unknown factors, timeline considerations that mean you need to start the project before all selections are made, etc.), we are conscientious about keeping you as informed as possible about costs as they occur so we can make choices and move forward in ways that align with your overall goals while keeping costs from getting out of hand. If hidden issues arise we'll pause and review options together before moving forward. We will always present you with all possible options, the associated costs, and our recommendations based on product quality and longevity and your overall project goals. No matter what contract model is right for your project, we always strongly recommend setting aside a 10-20% contingency fund in case of unexpected conditions.

Do you handle permits and inspections?

Yes, we take care of all necessary permits and coordinate inspections as a part of our full service project management. We will submit the required applications, schedule inspections, and make sure every aspect is safe, of the highest quality, and up to code—so you don’t have to worry about a thing.

Will I be able to live in my home during a renovation?

That is up to you! We recommend taking into consideration the scope of the job and your family’s needs. We pride ourselves on keeping your space as clean and comfortable as possible throughout the entire project whether you are there or not. If you choose to stay in your home, we are careful to stay out of the spaces not under renovation, and take extensive clean and protective measures to minimize any dust or debris, such as plastic walls with zipper doors and floor protection for our team walking in and out. We will clean and tidy the area daily so you wont find yourself tripping over tools or material lying around. Respecting your space and home is paramount to us, and we aim to make the process as noninvasive as possible.

What are my payment options?

We offer two primary types of contracts: cost plus or fixed fee. When possible, we allow clients to choose between these models, although some projects may necessitate one or the other.

A cost plus contract is where the client pays the actual cost of the materials and labor with a percentage contractor fee applied. These costs are tracked as the job progresses, with updates presented to you along the way, and the final cost calculated upon project completion. This model allows for adaption of the project details and scope during the life of the project, and is ideal for a project that does not have all design choices finalized at the start, or for a remodel in an older home that may have unpredictable or evolving details come to light. 

A fixed fee contract is an agreement in which the job is completed for a set price, and is ideal for projects in which all details are known and decisions are made before the project begins. This pricing will not change unless the scope of the project changes, in which case a change order will be written and agreed upon before moving forward. This model can take much more planning up front before the project is able to begin.

We accept checks and Zelle, or can process credit card payment for an additional processing fee. We are happy to help connect you with financing options if needed.

Does your work come with a warranty?

Yes, we are committed to the quality and longevity of our product. We offer a 1 year warranty on all installations, which covers any issues such as improper installation or material failure. We also offer a 3 year warranty on cabinets for issues such as improper build and hardware failure. If you experience any concern beyond the stated warranty period we encourage you to reach out, and we will do our best to work with you to resolve the issue.

Are you licensed and insured?

Yes. We are registered with Virginia Department of Professional and Occupational Regulation, and you can look up our license number 2705193736 on the DPOR website: https://www.dpor.virginia.gov/LicenseLookup. We are fully insured with general liability and workers comp insurances. We are happy to provide client references upon request.
